Properties are selling at an average 3.2% below asking price nationally. In the North East this gap widens to 4.8% — buyers have more room to negotiate outside London and the South East.
Stock levels rising
Buyers
New listings are up 12% week on week, giving buyers more choice. Higher stock typically moderates price growth and extends time on market — leverage this in negotiations.
With the BoE base rate at current levels, mortgage costs remain elevated. Properties priced correctly are still selling in under 5 weeks. Overpriced homes are sitting.
Rural & coastal premium
Sellers
Country and coastal properties continue to command premiums of 8–14% over equivalent urban stock. Remote working demand remains a structural driver, particularly in the South West, Cumbria and Scotland.
